Housing market having up and down start to 2022 across Northern Saskatchewan

The number of properties being sold across northern Saskatchewan is down in every major community and region.

That’s according to the Saskatchewan Realtors’ Association (SRA) which released its latest monthly statistics earlier in the week.

The Melfort region has had the slowest start to the year when compared to the first four months of 2021 as there were just 68 sales. This is down from last year’s total of 129.

The Prince Albert region has also been having a tough time. The 203 sales from January to April were down from the 319 bought in 2021.

The City of Humboldt was the closest to matching the previous year’s total. The area had 45 sales compared to 51.

It’s not all bad news as nearly every major northern community and region is seeing sales above the 10-year average.

The only area below is the Melfort region.

Again, the City of Humboldt is having the best time this year as the 45 sales in the first four months are roughly 38 per cent higher than the 10-year average of 28.

The one statistic each community is currently benefiting from is the average price. Sellers are getting returns much higher than the 10-year average.

Meadow Lake’s prices are up 43 per cent, the highest among all major communities.

Humboldt, the Melfort region, the North Battleford region, and P.A. region are all seeing average prices at least 10 per cent higher than the 10-year average.
