Cannabis store development permit approved at Nipawin Council meeting

A couple of significant items emerged from Nipawin’s council meeting this week.

The first is that Council approved the discretionary use application for a new cannabis store in the community.

The store will be located at 348 1st Ave. E.

The report from Land Planner Jeff Hrynkiw stated the applicant intends to renovate the building for the new use.

“The application meets zoning bylaw and other application requirements,” Chief Administrative Officer Michele Sorensen told northeastNOW.

The Town received one letter in opposition of the Development Permit for a cannabis retail store as presented. Sorensen said one person attended the Council meeting to express their opposition.

There was no timeline provided to the Town for the opening of the store.

“Considering incompatible uses, the use of a cannabis retail store does not appear to negatively affect any of the commercial businesses [in the area],” Hrynkiw’s report stated.

To the northeast of the proposed cannabis store is a gas station and vacant commercial property. There are some residential properties to the northeast as well. To the southwest are commercial businesses including a spin studio, chiropractor, and yoga. There is also a vacant building, the Royal Canadian Legion, and an automotive dealership in the area.

In other Council news, they heard about the need for a new tanker/pumper fire truck for the Nipawin Fire Department.

“Currently two of our units are at the age they are starting to affect the insurance grading in our area,” Sorensen said. “Engine 2, which is a second line engine, is over 30 years old, and Tanker 1 is 25 years old.”

Sorensen said there is a definite need to be able to haul large volumes of water to rural areas.

Council has approved Administration to begin the Request for Proposal (RFP) process, and the next step is to determine the exact specifications and begin the RFP.
