Home sales, prices surge in Humboldt in 2025

The real estate market in Humboldt continued to be one of the hottest in Saskatchewan in 2025.

Dan Torwalt of Century 21 Fusion Realty told northeastNOW that there were 103 houses sold in Humboldt last year, which is the second-most on record. The city had been averaging around 90 home sales per year over the past decade or so.

“A very busy year around here, a lot of demand and interest just like there is all over Saskatchewan,” Torwalt said.

Much like the remainder of the province, Humboldt is in a sellers’ market, with demand for properties significantly outweighing supply.

“Inventory is just low all over [Saskatchewan], and that’s going to be the biggest challenge is low inventory and big demand.”

Torwalt said they have been dealing with low inventory for the past four or five years, and realtors are used to the challenge. That has certainly been the case in the Humboldt area due to BHP’s Jansen potash mine development, the Nutrien mine, the local manufacturing boom, and the city’s proximity to Saskatoon.

The development of the BHP mine has been building over the past few years, and Torwalt said the company has been hiring slowly through that time.

“Every three, four, six months, or whatever, they’ll hire about another 100 people, and they’re going to their contracted guys out there, and they’re offering them permanent jobs when production starts,” Torwalt said. “We’re seeing that influence all the time, all the [real estate] agents are working with the BHP workers.”

BHP employees must live within a certain distance from the mine site for safety, and Torwalt said Humboldt and area are benefitting from that rule.

Meanwhile, housing prices also grew significantly in Humboldt in 2025. Torwalt said prices had been averaging about a five per cent increase per year in the city since COVID, but last year that spiked to just under 14 per cent.

The benchmark price in Humboldt is currently around $330,000, while in December 2021 it was $230,000. Torwalt said Humboldt has the third highest benchmark price in the province, only behind Saskatoon and Regina. He believes that the proximity to Saskatoon and the BHP and other developments have led to the significant jump.

While he would be surprised to see another benchmark increase of nearly 15 per cent in 2026, Torwalt said an increase is likely when there are hardly any houses for sale. Torwalt said some sellers are stretching their asking price even higher than real estate agents suggest and occasionally getting that extra $10,000 or so over what the market suggested they could. However, that’s not always the case, and Torwalt said you still have to price properties accordingly to ensure it’s sold.

Torwalt said Saskatchewan is getting noticed for its economic activity and lifestyle, and that is also drawing interest. Despite that, the province remains one of the most affordable for housing in Canada, though sometimes it may not seem that way.

While the winter months are generally seen as a quieter time in the real estate market, Torwalt said that is no longer the case as interest is now year-round. He said he and his wife Cheryl wrote four offers the week before Christmas, and he showed a house on Christmas Eve and put in an offer.

“There’s no such thing as a slow time at all in real estate – those days are done.”
