Meadow Lake and Humboldt having strongest housing year in north, Melfort having tough time

Unlike other communities, Meadow Lake hasn’t seen an increase in sales as there’s been 24 through the first five months of the year. This isn’t bad as the community’s 10-year average is 24 sales.

In terms of sales, Humboldt is having a strong year.

There has been a total of 61 transactions which is much higher than the community’s 10-year average of 41. The cost for these properties is also around $33,000 higher than average, which is tied with the Prince Albert region for the third largest increase.

The community having arguably the toughest time in 2022 is Melfort.

There have been 29 sales, which is higher than Meadow Lake, however, the city usually averages 38 by the end of May when comparing each of the past 10 years.

For those wanting to buy a property, Melfort and the Melfort region may actually be their best bet. The average cost in the city is $211,000 so far this year, while in the region it’s at $187,000, the two lowest amounts in the north.

As for Prince Albert, the city has seen 172 sales so far this year, right near the 10-year average of 175.

Inflation hasn’t played as big a part in P.A. as other communities as the average cost, which is currently sitting at $234,000, is only $6,000 more than usual.

Lastly, North Battleford has had a good year with 82 sales, up from the 71 they usually average. The price is also up around $20,000, on average, when compared to sales over the past 10 years.
